Day 78: October 2016 Market Report


If you’ve been wondering how the real estate market might be in the Fresno-Clovis area, wonder no more.  Here is your hot-off-the-press October 2016 market report! I will be updating this monthly to keep you all in the know on everything related to home sales in the Greater Fresno area. I’m happy to discuss these statistics with anyone one on one as well. Day 77: It closed!

I’m so excited! And I just can’t hide it. I’m about to lose control and I think I like it!

I closed my first deal! Woo hoo!! I have to tell you, it feels good. I have a long way to go and my head is still firmly out of the clouds, but I think I may be able to do this job yet.

Honestly, aside from being a huge boost to my ego, the best part of this success is knowing that I was able to help a lovely person get into a new house before the holidays. It seriously warms my heart in a big way.

Day 76: Little pink houses for you and me

A few days ago I shared with you some tips for improving curb appeal in preparation to list your home for sale. It is so important to put careful thought and attention to details before letting your house go on the market! The last thing you want is for the photographer or your agent to show up with a camera and your house is nowhere near picture ready. Remember, the images buyers and agents see on your listing are your home’s first impression and you want it to be a good one or no one will come to see it in person. So, in addition to curb appeal, it is super critical to also get the inside of your house ready to sell!



Day 75: A home for the holidays

I had the good fortune to show a few houses to an awesome couple. They need to buy right away because their current home is in escrow and will close before the end of the year. Yikes! Talk about a crazy time to risk being displaced! I showed them a few homes, including the one you’ll see below. But before I go into that, I wanted to take a minute to highlight a few reasons why now…holiday season…is actually a GREAT time to list your house for sale!

This house is a lovely home is NE Fresno near Summerville and Perrin. It has very clean and modern features, fresh paint, a spacious kitchen, and a nicely landscaped backyard. The upstairs loft gives a little extra living space, which my clients needed for a home gym. Perfect!

There was really very little about this house that they did not like. I sure hope it works out for them. We ended the day narrowing their choice down to two out of five and this was one of them. I will know in a few days if they decide to make an offer. If they don’t, I would LOVE to find another family to fill these walls. Day 74: Eyes wide open

Today’s house is a three bedroom, two bathroom, 1808 sq ft home located in NE Fresno near Alluvial & Millbrook. It is FHA ready and is a remodel-flip by an agent. My first impression of the place was that it’s a pretty decent remodel. The kitchen has new granite counters and wood laminate flooring and there is new carpet throughout. These are things that many buyers get woo’d by because they make the house look pretty and modern. So, kuddos to this flipper on getting that right!

Upon further inspection, I got the feeling that maybe a few shortcuts were taken to get the house sale ready. The dining room and living room still had popcorn ceilings, the bathrooms had new floors but all cabinets and fixtures were original, and the backyard was completely neglected. These things probably wouldn’t be deal breakers for many buyers, but if a house is going to be overhauled for a flip, my opinion is that a little more attention to detail would go a long way. These shortcuts on cosmetic items make me wonder if other, more critical, shortcuts were also taken.


This house did sell right after I saw it. That is great! It’s wonderful to get a family into a new home, especially when it has had such recent updates. My own takeaway is that I will do a lot of digging into details when it comes to flip homes BEFORE showing them to clients. It’s fine if someone wants to buy a home that has only been partially redone, which is what I hope for the buyers of this house. That said, it is very important to go into the largest purchase of your life with eyes wide open and it’s my job to be sure that’s what my clients do at every house we see. Don’t let the pretty new granite counter tops deter you from realizing that the rest of the house is only marginally updated. Smart shoppers make happy homeowners!

Day 73: Houston, we have a winner!

Today’s tour is a house located near Cedar & Nees. It’s an adorable Mansionette in a lovely and quiet neighborhood where pride of ownership is very much alive and thriving! This home has only had ONE owner since it was built in 1987. At just under 2,600 sq ft, this single story home feels amazingly spacious. It is situated on an expansive 10k sq ft lot, which is very impressive given its location in the middle of the city. The love and care that this house has known over the last three decades is abundantly clear. Although it has not been updated from the original design, the bones and layout of this home are just perfect.
